What is a home inspection?

A home inspection is a visual evaluation of a property’s major systems and components. It’s designed to give you a clear understanding of the home’s condition before you buy or sell.

A standard inspection includes the visible and accessible areas of the:
  • Roof, attic, and insulation

  • Plumbing and electrical systems
  • HVAC (heating & cooling)
  • Interior and exterior walls, ceilings, and floors
  • Doors, windows, and garage
  • Built-in appliances and safety features

How long does a home inspection take?

Most inspections take between 2 to 4 hours, depending on the size, age, and condition of the home. Add-ons like sewer scope or well testing may take additional time.

Can I attend the inspection?

Yes, it's actually encouraged! You’re welcome to attend the full inspection, but most clients prefer to arrive near the end. Once Ethan has finished, he’ll walk you through the key findings and point out anything worth seeing in person. That way, you get all the insight, without the long wait.

When will I get my report?

You’ll typically receive your digital report the same day as your inspection, complete with photos, 360º tours of each room, and clear explanations organized by level of attention needed. It’s user-friendly and designed to give you clarity at a glance.

Is the inspection a pass or fail test?

No, inspections don’t “pass” or “fail.” An inspection isn’t a test, it’s a neutral, educational report on the current condition of the home. It’s purpose is to give insight into potential issues so you can make an informed decision.

What if the inspector finds something wrong?

It’s completely normal for a home inspection to uncover issues. Every home has something, even new builds. The report is meant to give you a clear understanding of what’s going on, not to scare you. Some items may be minor or purely informational, while others might need repairs or further evaluation. Ethan will explain the context of each finding so you can understand what’s urgent, what’s negotiable, and what’s just part of homeownership. The goal is to help you make informed decisions, not overwhelm you with red flags.

What add-on services do you offer?

In addition to the standard home inspection, Ethan offers several optional services to give you a more complete picture of the property:

  • Sewer Scope: A camera inspection of the main sewer line to detect clogs or damage
  • Well Equipment Inspection: Evaluates the condition and functionality of well components
  • Water Quality Testing: Tests for contaminants to ensure safe, clean water
  • Septic System Inspection: Assesses tank levels, drainage, and system condition
  • Pool & Spa Inspection: Checks safety, structure, and mechanical components
  • Radon Testing: Measures levels of radon gas, a naturally occurring substance that can pose serious health risks

How much does a home inspection cost?

Inspections start at $300 for homes up to 1,000 sq. ft. From there, the price is based on the home’s square footage, any optional add-on services, and whether there are additional outbuildings you want inspected. Contact us for a quote!

Is there a fee for out-of-town inspections?

Ethan is based in Amarillo, Texas and provides inspections at no additional charge within a 75-mile radius. For locations beyond that, a small travel fee applies: 67¢ per mile for the distance over 75 miles.
